Provides oversight and strategic leadership and direction to the core senior management team for all property management operations in single or multiple Military Housing Residential Management Projects. Ensures that all day to day operations and business functions are performed within military housing program requirements and regulations while maintaining excellent working relationships with both internal and external clients, including Residential Development and Construction Management as well as the partnership relations with the Navy, Air Force and Marines.
Essential Job Functions
Works continuously with the military command building relationships and ensuring that military housing program requirements and regulations are in compliance with appropriate agreements. Constant contact with community associates, project executive and vice-president to assure proper community operation; communicates with residents building and sustaining positive relationships.
Prepares annual operating budget and submits for final review and approval; approves routine expenditures according to corporate policy and guidelines. May be involved in preparation of annual operating budget for assigned properties as budget projections, and submits to Owner, Project Executive, VP of Military Housing for final review and approval; approves routine expenditures according to corporate policy and guidelines.
An undergraduate degree from an accredited college or university with a focus in accounting, business, marketing, or related business discipline; in the absence of a degree, directly-related job experience in residential property management including budgeting, marketing, and general maintenance, where proven knowledge may offset the degree requirement. Prefer Accredited Resident Manager certification (ARM), Certified Apartment Manager certification (CAM), or Certified Property Manager certification (CPM.) Current state driver''s license required.
In addition to the education outlined above, at least 8 years of progressively responsible experience with a proven track record of successful property management including budget implementation, marketing, and general maintenance. Requires at least 3 years of previous management experience in a similar community setting, including conducting performance reviews and coaching associates to success; or, prior experience internally at Forest City Enterprises exhibiting an understanding all business requirements, leading associates in daily operations, answering urgent requests, and resolving complex business issues. Requires the ability to manage at both a daily operational level with the staff as well as at a strategic level.
Strong leadership skills. May be required to live on-site; may be required to work overtime, on-call or be available for emergency situations including weekends and holidays; may be required to travel. Excellent oral, written and interpersonal communication skills; requires attention to detail and good financial skills.
Travel for this position is occasional, up to 25% of the time.
