OverviewQ: How does your service work?
A: You can either call or come into our office to set up an appointment to tour some properties that fit your needs. We recommend scheduling an appointment at least a day in advance in order to be sure you can get an appointment when you want. When you come in for your appointment we will assign an agent to help you. That agent will then take you to see several places, and when you see one you love you can turn in an application directly to us! Our service is 100% free to you. We are paid by the owner when you sign a lease. Its as easy as that!
Q: How far in advance before my move date should I start looking for an apartment?
A: We recommend two weeks. If you look too far in advance the properties you toured may no longer be available by the time you wish to move. Of course, if you need to move within a week or so we are still able to find something for you. If youre looking for something very specific or a particular property, we suggest calling our office and well let you know when we can expect something to open up.
Q: How long will my appointment last?
A: Typical appointments last one hour. In this time you are usually shown 4-5 different properties, that way you can get a good comparison of what is out there that fits your requirements in order to make the best decision.
Q: What should I bring with me to the appointment when we search for apartments?
A: Please bring a valid photo ID with you. We will provide you with a flyer for each property you are shown that includes photos and pricing information so you will not need to bring your own camera. If you need to move into a place quickly and want to apply for an apartment that day, we also recommend bringing in all documents required for an application (see below).
Q: What do I need in order to apply for an apartment?
A: This varies by management company though most places require the following:
- Income verification: copies of your two most recent pay stubs, a certified letter from you employer on company letterhead stating your income, or a financial award or student loan letter if youre a student.
- Drivers license or some other valid form of photo identification
- Cosigner application (cosigner qualification varies by management company)
- The application fee
Q: How much is the application fee and how can it be paid?
A: Application fees vary by property. They can be anywhere from zero to fifty dollars. Each property flyer on our website lists the application fee. All properties accept money orders as a form of payment. Others might also accept cash or check, depending on the property.
Q: Can I rent an apartment for shorter than one year?
A: While most of our properties offer only twelve month leases, we do have a few that also have seven and nine month leases, but may charge a higher rent rate to do so. Call our office for more information on these properties.
Q: Do I have to get renters insurance?
A: Though it is not required, we strongly recommend getting it. Renters insurance is very affordable and will protect you in the event of an emergency.
Q: If I live out of town can I complete the application process without having to come to Birmingham until my move-in/lease sign date?
A: Absolutely. We can fax, e-mail, or mail you any application you wish. If theres no application fee then you can fax or e-mail the completed application back to us and we will send it to be processed. If there is a fee you will need to mail that in before the application can be processed. Once youre approved you can also send in the security deposit through the mail and that will hold your apartment for a limited time until your lease sign date.
